MONTOYA CIRCLE

Montoya Circle is a unique area of Boca Raton and is valued highly by a majority of the area’s residents for its proximity to the Orthodox Synagogue which sits in the center of “The Circle”.   “The Circle”, as it is locally referred to, reflects a rather unusual pricing structure, as being within walking distance to the synagogue is of immeasurable value to so many of the residents.  Montoya Circle contains several small neighborhoods, each with a somewhat consistent style and size of housing.  Below, please find a general description of various communities within “The Circle”.

Thornhill Green is one of the first communities, of  just over 100 three and four bedroom homes,  built in Montoya Circle in the early ‘70’s.  Originally consisting of more modest ranch style homes, most with pools, today Thornhill Green contains many large custom built estates with sales of well over a million dollars.  

Thornhill Estates was built as a sister community to Thornhill Green with just a bit more than half of the number of homes, The two communities were constructed simultaneously with mostly identical floorplans.  Although, some Estate homes have Boca Pointe Golf Course views, the two Thornhill communities maintain basically the same value since Thornhill Green is closer to the Synagogue.

Boca Hamlet consists of about 50 homes which range from three bedroom ranch style houses to rather large two story estates.  This was also an early subdivision  built in Montoya Circle, with construction starting in the ‘80’s.  As this is a very centrally located community within “The Circle” even the most modest homes are valued at close to a million dollars.

Montoya Estates  consists of over 100 Single Family ranch style three bedroom homes also built in the ‘80's. The exterior of the homes (paint colors, landscaping, etc.) are all under the control of the HOA and therefore are identical.  Because of the strict governance of this Home Owners Association, Montoya  Estate’s properties have  not witnessed the amount of growth, both physical and financial, as some of the other communities.

Captiva:  is a community of  Single Family "zero lot line" homes built in the 1980's.  Captiva homes are either one or two story with three or four bedrooms in each.  Most of these homes when sold in original condition , today sell in the four hundred thousand dollar range.

Lago Del Mar:  contains just about 100 Condominium Townhomes, all are three bedrooms,  and were built just after most of the single family communities.

Las Brisas:  consists of approximately 75 Townhouses, each with three bedrooms.

Thornhill Village:  was probably built with the snowbirds in mind.  Though constructed at the same time as the larger homes and estates, this community is mostly comprised of two and three bedroom Villa type homes.

Thornhill Mews: is a smaller community containing modest Single Family two and three bedroom homes, also built in the early ‘80's.
